At Habitat for Humanity® of Ellis County, Texas, we partner with individuals and families across Ellis County to expand access to safe, affordable housing. If you are ready to take the next step, we are here to walk alongside you.

Habitat Homes

A Path to Affordable Homeownership

Our Habitat Homes program helps individuals and families build and purchase a safe, affordable home through an interest free mortgage.
 

We work alongside future homeowners throughout the process. Participants help build homes, attend homeowner education classes and prepare for long term financial stability. In return, Habitat sells the home with an affordable mortgage, typically paid over 20 years.
 

Home construction generally takes 12 to 24 months, depending on materials and weather conditions.

Who Qualifies

Habitat Homes applicants must meet three core requirements:

Demonstrated Housing Need

Applicants must show that their current housing situation is unsafe, overcrowded or unaffordable. This may include living in poor conditions or paying more than 35 percent of income toward rent.

Ability to Afford an Affordable Mortgage

Household income must fall between 30 percent and 60 percent of the Area Median Income for Ellis County. Applicants must have stable income, manageable debt, acceptable credit history and the ability to make monthly mortgage payments, including taxes and insurance. A 500 dollar down payment is required at acceptance.

Willingness to Partner

Habitat homeowners actively participate in the process. Applicants must complete required volunteer hours, attend homeowner education classes and be willing to partner with Habitat for Humanity of Ellis County throughout the homebuilding journey.

Applicants must:

  • Be a U.S. citizen or permanent resident

  • Have lived in Ellis County for at least six months

  • Not currently own real estate or have owned real estate within the last three years

  • Not qualify for a conventional mortgage

How to Apply

Housing Application Deadline

April 30, 2026
 

Applications must be postmarked by this date.

  • Complete the Habitat Homeownership Program Application.

  • Include all required documentation listed in the packet.

  • Mail your completed application to: Habitat for Humanity of Ellis County

  • Attn: Family Selection Committee P.O. Box 157 Waxahachie, TX 75168
     

Incomplete applications will be returned.
 

After submission, applications go through income verification, background checks, home visit and committee review before final Board approval.

Aging in Place

Stay Safe. Stay Independent. Stay Home.

Our Aging in Place program helps older adults remain safely in the homes they love. We provide critical repairs and accessibility modifications that improve safety and daily living.
 

Services may include:
 

  • Wheelchair ramps

  • Grab bars and handrails

  • Exterior repairs

  • Minor critical health and safety improvements
     

We believe independence starts with a safe home.

Who Qualifies

  • Homeowner must live in Ellis County

  • Home must be owner occupied

  • Household income must fall within program limits

  • Home must need safety related repairs or accessibility improvements


Priority is given to seniors living on fixed incomes who face barriers to maintaining their homes.

Apply For Aging in Place Assistance

Brush with Kindness

Preserving Homes. Strengthening Neighborhoods.

Brush with Kindness provides exterior home repairs for homeowners who need help maintaining their property.
 

This program focuses on preserving affordable housing and supporting longtime homeowners who want to remain in their homes.When we care for homes, we strengthen entire neighborhoods.
 

Repairs may include:
 

  • Exterior painting

  • Minor siding repair

  • Landscaping cleanup

  • Small exterior improvements

Who Qualifies

  • Must own and live in the home

  • Must live in Ellis County

  • Household income must meet program guidelines

  • Home must require exterior repairs that impact safety or livability
